Marketing statistics are useful, but they matter most when we evaluate what buyers actually do after seeing the property.
In this case, the listing has generated substantial online exposure, hundreds of MLS contact matches, paid-ad clicks, portal engagement and, most importantly, repeated in-person showings.
That tells us buyers are finding the property and that a meaningful number have considered it seriously enough to visit. What we have not seen is the final step: a buyer willing to make an offer at the current asking price.
The marketing has created exposure. The 33 confirmed showings demonstrate genuine buyer consideration. After this amount of market testing without an offer, continuing at the same price is unlikely to change the underlying value equation buyers are making.
It Is Time to Reposition the Price
After this amount of market exposure and, importantly, 33 confirmed showings, I believe we now have enough evidence to draw a meaningful conclusion.
The property has been well marketed and well tested at its current price. Buyers are finding the property, engaging with the marketing and coming through the door — but that activity has not converted into an offer.
I do not believe the answer is simply to do more of the same marketing at the same price. We have already broadened the audience through separate multifamily and commercial MLS positioning, promoted the property across the major real estate portals, invested in digital advertising, repeatedly promoted it through social media and video, and generated substantial showing activity.
At this stage, I believe the market is telling us that the current asking price is above where buyers are finding value, particularly when they weigh the property's current configuration and income-producing ability against the cost of ownership in today's economic environment.
For that reason, I highly recommend that we make another meaningful price adjustment.
The objective is not simply to generate another round of online views. It is to reposition the property strongly enough to motivate buyers who have been watching the listing and introduce it to buyers whose search criteria may not currently include it, with the goal of converting attention into an offer.
I would like to discuss the appropriate new price with you so that, if we make a change, it is substantial enough to have a meaningful impact rather than simply extending our time on the market.
